Advertising for potential Tenants at the Agents cost
Rental assessments and advice on enhancements necessary to maximize rental potential 
Interviewing prospective Tenants and completing a comprehensive application form
Full credit checks carried out.
Preparation and drawing up of the lease
Explanation of the terms and conditions in the lease, prior to Tenants signature thereof
Arranging Tenant interviews with the Body Corporate or Share Block Company
Collection of security and utility deposit from the Tenant in accordance with  legislative requirements.
The Agent is responsible for the safekeeping of the original lease agreement, copies are forwarded to the landlord and the Tenant.
Collection, reconciliation and billing of rentals and utilities
Provision of monthly rent statement to the tenant and detailed monthly disbursement statement to the Landlord. Year-end statements to the Landlord if requested.
Joint incoming and outgoing inspections with the tenant
Payment of expenses such as rates, levies and bonds
Arrangement of repairs and general maintenance requirements
Exercising of strict credit control of all amounts owing by the Tenant
Issuing of Letters of Demand for arrear rentals and calculation of interest on outstanding and overdue amounts. Updating of payments on TPN

In the unlikely event that it is necessary for a Tenant to be handed over legally, David Spearman Letting, on behalf of the Landlord, would handle this matter. The Landlord would be kept updated with developments

Continuous property rental assessments, and attending to renewals on expiration of the lease period.

This service includes:

Interviewing prospective tenants and completing a comprehensive application form
Full credit checks carried out.
Preparation and drawing up of the lease
Explanation of the terms and conditions in the lease, prior to Tenants signature thereof
Arranging Tenant interviews with the Body Corporate or Share Block Company
Providing defect schedule to the Landlord for the joint inspection with the Tenant
Providing signed and accepted Lease Agreement to the Landlord and to the Tenant
Collection of the security deposit, utility deposit and first months rental from the tenant.
   
It is important to note that all subsequent rentals will be paid directly to the Landlord by the Tenant, and all further communications are directly between the Landlord and the Tenant.
